Frequently Asked Questions

Below you'll find answers to some of the most commonly asked questions that we get from property owners. If you'd like more information or have a question that's not answered here, we're always just a phone call or an email away and happy to answer any questions you have.

We do not charge any fee while a property is vacant, management fees only apply after the lease is signed by a properly screened and qualified tenant.

We will list your property on Zillow Group sites (Zillow, Trulia, Hotpads), social media, Craigslist and rental signs as desired. We have found these outlets the most effective way to qualified lead generation of prospective tenants.

We charge tenants one month’s rent for security deposit. The deposit is held securely in an escrow account. 

It’s up to you to decide whether or not you want to allow pets. For rental properties that allow pets we have put together a clause in your lease. We have found it best to include a non-refundable pet deposit along with a monthly fee per pet.

For cities that require rental inspections and or compliance with SmartRegs to acquire rental licenses, we will set up rental inspectors and repairs if needed to ensure rental license. (Getting a license set up is included in the management fee and payment to inspectors and contractors will be charged to the owner.)

Monthly rental earnings are calculated and submitted to you, the Client, by the last day of each month. 

It typically takes 3-5 weeks (and oftentimes is much faster). Time of year is something we consider when we list, winter is the slowest while spring and summer we usually find qualified tenants quickly. We will always give owners our opinion on what we feel is a fair market rental rate and share with them pricing strategies that align with their financial goals for the property.

We do our best to be transparent about our rates so you don’t have to worry about any “surprise” fees or costs when working with us. Our management fee is 9% of rental income and includes all of the services listed at the top of this page. New tenant placement fee is half of the first month’s rent and there is a releasing see of $250 to resign tenants.
